If you're a first-time buyer or you're buying a home without a real estate agent, a real estate lawyer can answer your questions, help you negotiate and take care of details you might not be aware of. You'll want to look for an attorney who is experienced and knowledgeable in the areas of closings, deeds, contracts, title examinations, tax issues, zoning, subdivision documents and community (homeowners) associations. Often an attorney will be retained by the lending institution as well. Other than being referred by someone you know and trust, a good way to find an attorney who specializes in real estate matters is to get a recommendation from a Realtor or lending institution. Ask how much he or she charges per hour and request an estimate of the time required to look over contracts, handle disclosures, help with the closing and any special circumstances you may have.
